Bandar Newpark - A Preview of the Future

KLUANG, JOHOR – Majupadu Development Sdn Bhd (“Majupadu”) announced its latest project, Bandar Newpark (“Newpark”), a master planned mixed development strategically located in the town of Kluang. 
 
Majupadu is a reputed developer in Kluang with a track record of over 25 years and is also the leading commercial developer in the district. The company developed and manages the successful Kluang Mall, the largest shopping centre in the district serving the population of 314,000 with a wide portfolio of local, national and international brands. Newpark represents Majupadu's vision for the future commercial precinct in Kluang.
 
Created as the first eco-friendly real estate development in central Johor, Newpark represents the next phase for modernising Kluang's economy. The 247-acre development includes an over 90-acre master planned commercial zone which is directly accessible by the main road of Jalan Batu Pahat. The site is approximately 10 minutes drive from the North-South Expressway. 
 
In a preview held today at Kluang Mall, Founder and Managing Director of Majupadu, Mr. Tey Ah Kau announced, “Newpark represents an opportunity to upgrade Kluang. Newpark will be the largest master-planned commercial project in Kluang.
 
“The location is very strategic, surrounded by large, mature housing estates, the Federal Building, the future Inland Revenue Board building and INTAN (Institute Tadbiran Awam Negara). Access is just 10 minutes from the North-South Expressway, 5 minutes to Kluang Mall and within a 45-minute drive time radius, Newpark will serve a catchment of over 700,000 in the Kluang and Batu Pahat districts. Within 1 hour’s drive time is Johor Bahru and within 2 hours is Singapore”. He concluded, “Newpark will be the gateway to central Johor.” 
 
A collaboration with award-winning Singapore-based green design firm Pomeroy Studio, thought leaders in sustainable design, Newpark will consist of a hotel and convention centre with skybar, a hypermarket, a commercial boulevard shop office area, an education hub, an expo-trade centre and a park which will eventually link the commercial area with the future residential area. 
 
Key features of the over 90-acre commercial area of Newpark includes the following:
 
- The Hotel & Convention Centre. Offering business-class standards, the hotel will serve as the premier choice of hospitality for Kluang’s business and social circles. Housed in a landmark structure, the hotel will offer over 250 business-class rooms and suites connected to a state of the art convention centre which will be the largest in Kluang. Crowning the structure as the tallest building in Kluang will be a rooftop skybar offering unprecedented views of Gunung Lambak. 
 
- The City will house the commercial boulevard which will contain modern shop offices with new configurations and modern amenities to serve as an office of choice for new enterprises and start-ups.
 
- The Expo Trade Centre & Expo Walk. The Expo Trade Centre seeks to consolidate various industries into one purpose-built zone. Designed to international and institutional standards, the flexi-warehouse structures will be interconnected via a tree-lined ‘Expo Walk’ housing entertainment, food and beverage amenities and public spaces.
 
- The Promenade. Key to the master plan is a park which will connect the Expo Walk to the business hotel, commercial area and the residential community. It will feature an abundance of social and recreational amenities for both residents and visitors.
 
- The Residences will feature Kluang’s first high rise residences with a concept that balances contemporary living with resort-like recreational amenities, leveraging green technologies for the benefit of lower costs for residents.
 
- The Education Hub. Critical to Kluang’s future is a platform to integrate junior, secondary and tertiary education designed along ‘Building Schools for the Future’ (BSF) standards. Based on 21st century facilities, the education hub will integrate and forge closer partnerships between the academic and trade world.
 
- Planned Infrastructure. Newpark's infrastructure capacity will be planned to meet the needs of the future population. Road access to Newpark from Jalan Batu Pahat will be expanded to an approved eight-lane roadway and 100-feet wide entrance to ensure easy access with minimal congestion.

The first phase of Newpark is scheduled to start in 2015 and will comprise the Hotel and Convention Centre, The Residences, The Hypermarket, The Education Hub and The City commercial boulevard shop office area. The timing of the launch for each component is still in the planning phase. 
 
Fui Kien commented, "We are still finalising our master plan. We see an immense scope for development in Kluang and have identified certain gaps in the market. Currently, we continue our discussions with prospective partners for key components such as the Hotel, the Hypermarket and the Education Hub. We will take the time to review the details and ensure that we bring in the right partners and the right approach to the project."

The Preview of Newpark will be held at Kluang Mall's Centre Court from January 16 - 22, 2015 and will feature an exhibition of the master plan, including an overview scale model of the master plan and detailed scale models of the selected components of The City commercial boulevard. The preview is open to the public during Kluang Mall's operating hours from 10:00am to 10:00pm daily.
